Guest’s must sign this guest policy upon arrival.

AT TIME OF BOOKING: your American Express, Visa, MasterCard or Discover card will be charged the first nights stay (for up to 3 night reservations)’or-50%of the requested stay (for 4+night reservations) plus tax and any incidental charges that have been applied to the reservation in advance. Full balance is due upon check in.

RATE POLICY: All rates are subject to change. Rates are based on single/double occupancy and subject to a 9% Maine sales tax. Additional guests may be added to your reservation at a rate of $25/night (including guests that are children, teenagers, and adults). A Two Night minimum is policy. In the event we agree to book a One night stay , additional funds to cover cleaning costs will be added to the rate. In a 2 night reservation, cleaning costs are factored in. In a One nights stay , they are not, thus the need for additional funds. Room types are guaranteed. Specific room numbers are not guaranteed.

DAMAGE POLICY: Should any damage occur, please alert staff. If you depart and we find damage 1 sign below and agree to pay for any necessary cleaning or repair’s due to damage I or my guests may cause as determined within the sole discretion of the Owners”. [ ] Initial Here Please

DAMAGE DEPOSIT AUTHORIZATION POLICY:  Should I reserve a room with any PETS, I authorize FBBM to use the credit card on file to place a $200 authorization on my credit card to potentially be used for damage reimbursement. IF there is no damage when I check out and cleaning staff have confirmed  the authorization will expire and no charges will be placed on my card.  This authorization is withstanding should the damage be disputed until resolved mutually.  [ ] Initial Here Please

NO SMOKING POLICY:  There is NO SMOKING inside or in front of any of our rooms! “I sign below and agree to be charged $200 and get a wicked tongue lashing from the owners if I ignore or violate this policy”.  There is an onsite smoking area available to all guests that smoke.  Please be considerate to all guests and use ash trays provided.

PARKING INFORMATION: ONE complimentary parking space is included with each room. Unfortunately, due to limited space, additional guest or visitor vehicles, trailers, boats, and RV’s are not permitted in height of season.  Area Parking lots are available at additional charges payable at the various lots in town. In off season we “may” be able to accommodate your request. Please ask if we can accommodate an additional vehicle.

HOUSE KEEPING POLICY: Rooms are cleaned between Aam  5pm.  There cannot be any favoritism. Cleaning staff clean rooms in order of importance. It is important to have check in’s ready for 2pm. Check outs utl1omthat will become check inbat2pm are our first priority.  Depending on the amount of rooms checking out can take till 2pm to complete.  The second priority are refresh services to rooms not checking out. This service phase can take from 2pm till 5pm to complete.

REQUESTING REFRESH SERVICE TO YOUR ROOM: There are door signs on the inside of each rooms’ door. Please use these on the outside of door to alert the cleaning staff in the morning weather or not you request room refreshment. Note that one side says “Do not disturb” and the other “Service Room” . Hang the sign by 1 2pm each day of your stay so that the cleaning staff can plan accordingly. Room tags are accounted for at 12pm.So if you hang your “Service Room” LATE – it will not be considered for full refresh service.

TYPES OF REFRESH SERVICE TDYOUR ROOM: There are two types of Refresh Service. Full and Late Requested.

FULL refresh service posted by 12pm includes a clean up of the bathroom, changing of towels, make up of the beds, emptying of trash and full vacuuming. |n the case of stays beyond 4days – on the fourth day, linens will be fully replaced with fresh sets.

LATE requested service posted after 12pm includes changing of towels, make up of the beds, emptying of trash.

Please do not change the status posted. Believe it or not this confuses the cleaning staff.
Please do not post your request late in the day and expect full service.

CANCELLATION POLICY:  6%Fee to cancel up until 14 days prior to arrival where after, full Deposit will be non refundable. No Shows will be charged the full extent of their reservation. We do not offer refunds for bad weather, changes in Health, Family emergencies, National or Global Disasters such pandemics, Lock downs, or early departures.
